How will I benefit from the Bronze Package?
The Bronze Package is a low cost way to find suitable tenants, fast! For just a small fee, you will benefit from the following:
- One month’s bond via the Bond Certificate Scheme
- One month’s rent in advance
- Free eligibility and affordability checks
- Free property checks and inventories
- Written tenancy agreements
- Assisting tenants in completing application forms
- Access to legal advice on tenancy issues and good lettings practices
- Support provided to the tenant and landlord at the start of the tenancy.
How will you select suitable tenants for my home?
We have an extensive list of individuals, couples and families who are looking for a home. All allocations for tenancies are, made in accordance with Carmarthenshire County Council’s allocation policy. All prospective tenants are asked to provide two references, including previous landlords if they have held a tenancy. In addition all prospective tenants undergo an affordability assessment to determine their suitability, by a qualified housing advisor. In some cases, additional support is provided, to help them manage their tenancy to encourage sustainable tenancies.
How much rent will I receive?
The likely rent you would get for your property gets assessed on the size of the household being housed and not the size of the accommodation that you have available to rent. Rents must not exceed the Local Housing Allowance rates. You can find information on these rates on the carmarthenshire.gov.wales website. However we will always endeavour as best as we can to match the size of the household to the size of the property that you have available to rent.
How will I receive the rent payments?
This will be an agreement made between you and your tenant. We would recommend that you set up a standing order or direct debit with your tenant. Remember if you collect rent in cash, it is a legal obligation to have a rent book.
What type of accommodation is in most need?
The households that we have waiting for accommodation usually consist of either families with children requiring two and three bedroom houses or single people needing one bedroom flats. We do need other properties such as four bedroom houses, although these will be in less demand. The Bronze Package is slightly different to the Gold and Silver Packages in that we will consider referring tenants to properties in all areas of the county, regardless of demand.
What support will I have?
We will introduce you to the tenant and provide a written tenancy agreement that you will both sign. We will also support the completion of any Housing Benefit claim forms. We will then carry out a follow-up inspection to check that things are going well with the tenant and the property, and will let you know if there are any issues, and assist you in addressing them.
How long does the process take?
If you wish to proceed with this package, an officer will inspect the property to see if it is up to standard. If the property is suitable, we will aim to find a tenant as soon as possible. If we are unable to find a tenant, we will let you know so that you can make your own arrangements to let your property. If your property is not up to standard, we will provide you with free advice on the works that are required.
What are my responsibilities as a landlord?
As the landlord, you will need to:
- Ensure the property is well managed, maintained and safe for the period of the tenancy agreement.
