How will I benefit from the Gold Package?
Our Gold Package is designed to make it as easy as possible to let your property – we will take over all of the responsibility of the property from you, for a minimum period of five years as part of a lease agreement, with guaranteed rent.
You will be provided with:
- A lease agreement for a minimum of five years, in which Simple Lettings becomes the landlord
- Guaranteed rental income for the lease period, even when the property is empty
- Rental payments will start from the time you sign the lease even if the property is empty.
- All repairs and maintenance works and costs covered.
How much rent will I receive?
The amount of rent you will receive will depend on the size of the property, the location of property and the amount of works required to get the property up to our lettable standard. We will negotiate the rent with you upon application.
How will I receive the rent payments?
Your rental income will be paid to you directly by Simple Lettings. The rent is guaranteed for the duration of the lease, whether the property is occupied or not.
What about repairs or ongoing maintenance?
The lease agreement covers all repairs and maintenance, which will be undertaken by our qualified staff and contractors. We will be responsible for all repair costs. You won’t have to worry about any aspect of letting your property.
What about bills?
The tenants living in the property will be responsible for all council tax, water and fuel bills. In instances where it is not the tenant’s responsibility, then we would cover the cost.
How will you select suitable tenants for my home?
We have an extensive list of individuals, couples and families who are looking for a home. All allocations for tenancies are made in accordance with Carmarthenshire County Council’s allocation policy. All prospective tenants are asked to provide two references, including previous landlords if they have held a tenancy. In addition all prospective tenants undergo an affordability assessment to ensure their suitability, by a qualified housing options advisor. In some cases, additional support is provided, to help them manage their tenancy to ensure sustainable tenancies.
What types of property are suitable?
We are interested in unfurnished one, two, three and four bedroom properties. However, the type of properties that we need and the areas where we require homes may vary over time.
Where are properties needed?
We are looking for properties in the three main towns of Carmarthenshire - Ammanford, Carmarthen and Llanelli. We will consider accepting properties in smaller locations where there is good transport links and access to local amenities, including schools, surgeries and shops. Taking on properties in more rural areas or smaller village locations will depend on the general housing need in those areas.
My property needs upgrading – how does this work?
We can offer financial assistance to help bring your property up to a good standard for letting. Prior to signing the lease we will draw up a schedule of works for your consideration. Upon agreement we will appoint contractors and arrange for the works to be undertaken. Your rent will be calculated based on the value of works undertaken.
Do you offer any other financial incentives?
We recognise that some areas of Carmarthenshire are more expensive to rent than others. In some instances, we will offer landlords and owners of empty homes further financial incentives.
What agreements will the tenants be given?
Tenants will be given an introductory tenancy which will automatically become a secure tenancy after 12months.
How long will the process take?
We would expect the whole process, from the day of enquiry to signing the lease agreement to take between 8-12weeks, there may be exceptions to this time frame. We will keep you informed of progress throughout the whole process. The lease agreement is a legal document so we do recommend that you consult a solicitor which may influence time scales.
What happens at the end of the lease?
When our lease agreement expires, you could choose to enter into a new agreement. Alternatively, you may wish to end the agreement, in which case, we will return the property to you. Subject to fair, wear and tear, we will return the property to you in line with the schedule of conditions prior to the first let.
