When you rent a home through Simple Lettings, you can be assured that you will be living in quality accommodation.
Every property is inspected and approved by an authorised Carmarthenshire County Council officer before being made available to let. We work closely with our landlords to ensure all regulations are met, so you have peace of mind that you and your family live in a home that is safe and secure.
Register for a home
At Simple Lettings, we only take referrals from Carmarthenshire County Council’s housing options team. If you wish to become one of our tenants, please contact them to discuss your housing need and whether you would be eligible for Simple Lettings properties. Pay your rent or view your rent account
Your rent is collected by Carmarthenshire County Council on behalf of your landlord. You will be redirected to the council’s rent payment system to pay your rent and view your rent account.

Report a problem or request a repair
Please report problems as early as possible. If something is broken or not working as it should, please let us know
Once you have moved in, we will arrange to visit you within the first two months to ensure you are settling in. We will usually visit again every three to six months after that to check for any maintenance issues and to ensure you are keeping the property in a satisfactory condition. These visits are also an opportunity to discuss any tenancy and rental issues. You will be given at least 24-hours notice before any visit to your home. We will arrange a date and give you an approximate time of our visit. Our visits should last no more than half an hour.
Your Tenancy Agreement
Silver and Bronze package tenants: Your tenancy agreement is a legal document. The agreement is specific to you as the named person on the agreement and the property you are renting. You must read the tenancy agreement carefully as it will place legal obligations on you. If you do not understand the agreement please contact us or seek your own legal advice.
The agreement that you will have from us is an Assured Shorthold Tenancy Agreement. This tenancy agreement will allow you to remain in the property for a minimum of six months, unless there are serious concerns where we will apply to court for eviction within this time. After the first six months fixed term, the contract will roll on a month by month basis, which is known as a periodic tenancy.
If the landlord wishes to end the tenancy whilst you’re still a tenant, we will serve a Section 21 notice which will give you two months’ notice to vacate the property.
You are contracted under the agreement to pay the set rent for the property for the period stated in the contract. Should you vacate prior to the end of the contracted period you will be liable for all rent payments. Should you decide to leave at the end of the agreement, you must notify us in writing giving a minimum of one month’s notice of your intention, prior to the end of the period.
Gold package tenants: You will be given a secure contract which will allow you to remain in the property for the period of the lease that Carmarthenshire County Council has with the landlord for the property, this will normally be at least five years. We will manage the property for the length of the lease and Carmarthenshire County Council will become your landlord for the contract’s duration.
